I have lived at the Preston for nearly a year and have had an absolutely incredible experience!

The apartment building is beautiful and in a central location in Dupont - just minutes away from the metro and within short walking distance of the best restaurants, coolest cafes, and cutest bookstores that DC has to offer. A huge plus, Whole Foods is just 3 blocks away, and Trader Joe's is not too far. Dupont is, in my opinion, the most charming neighborhood in DC (and among the safest neighborhoods). I love the area and how adorable the building is - it's a smaller-scale building among other small buildings and townhouses along the street, which allows for an enhanced level of charm and allows the environment to feel more like a home, unlike other apartments that feel more like a hotel. You truly cannot find a better location than the Preston.

In addition to the appeal of the location, the building itself is in pristine condition. The wooden floors in our apartment were renovated just before we moved in, the kitchen has new appliances, the apartment has an in-unit washer/dryer - all of which have made the living experience far more satisfying for us. Our apartment has always felt safe, cozy, and comfortable.

Beyond the building itself, I have had a fantastic experience with the management company and staff. Randy Overbaugh, part of the management team, has always been super accommodating, understanding, and helpful. Each and every time we had a request concerning the apartment or questions about our lease, Randy and the rest of the management team always responded promptly and were always willing to be as helpful as possible. Moreover, when COVID began, the Preston management team immediately implemented precautions and adopted all the safeguards necessary to enable the residents to feel safe.

I cannot recommend the Preston enough!

I've lived at The Preston for about a year, and it has been a very nice and hassle- free experience. At first, I was very skeptical about paying a lot for rent, but since it was an 8 minute walk from work, I decided to move in.

My place was a little small but I chose a smaller floorplan to save on rent. My apartment had a nice sized washer and dryer. I was able to fit my blankets and down comforters in it. Shortly after I moved in, my washer broke. I called the management company, and the next day when I got home from work, they had installed a new one! I have been using it for about a year, and it still does a very good job!

A month later, my garbage disposal stopped working. That night, they sent a maintenance guy, and he fixed it in a few minutes. I had a bottle cap stuck in it.. don't know how it got there..

Everything in my apartment looks new, the granite countertops, the cooktop and oven, fridge. My unit also came with a skylight, two very large windows, and recessed lights.

The biggest drawback is that there is no parking, but it's ok since I don't drive now. Oh yeah, the building has no elevator either, but I live on the top floor and I don't mind taking the stairs. The building also doesn't recycle.. geez..

I guess the main thing that I'm paying for is the location, a safe place to live, and great service. I am one block from the south exit of the dupont metro, a block from cvs, and 5 minutes walk to Safeway or Whole Foods. 15 minute walk from K street, Georgetown, or Adams Morgan.. etc.

I've lived in the Preston for 5 years and am so sad to be leaving! Keener Management is a fantastic company - they are extremely quick to respond to any issues which is especially appreciated as there are several fancier-looking buildings than ours that they own. I felt a part of a community in this building since it's small enough that you recognize your neighbors. The building has a lot of charm, as do the apartments, while the appliances are all modern and attractive. The location is unreal and makes you wonder why you would ever live anywhere else: literally a block and a half from Dupont Circle, 3 blocks from Safeway and Whole Foods, 17th street restaurants at the end of the block and Connecticut Ave on the other... I would just recommend that you get a space heater if you're in a room facing the front windows as they let in a lot of cold air during the winter. Otherwise, no real complaints!

I lived here for a little over a year and really enjoyed it. The management was really nice and easy to work with, being very flexible on lease terms and accommodating to roommate switches. They cut fees regularly and did not charge a security deposit during my term. Maintenance requests were fulfilled within 24hrs on average and everything was done without question. I had everything done from light bulbs, kitchen faucet replacement, re-caulking of the bath tubs, and shower head replacement as things wore down. Rent is extremely easy to pay online with a portal you and your roommate(s) can get configured on. Very modern system. The building is very quiet and very well insulated for sound. The apartment seemed well insulated for heating/cooling as well, with the electric bills reasonable compared to prior (bad condition) apartments I've lived in. Neighbors are all nice people and I never had a single issue with anybody. The location is unbeatable for the price, and rent increases were very modest (only happened once during the year). Being right off of Dupont Circle puts you in walking distance to the bars in Dupoint, on U street, 14th street, Adams Morgan, or even Georgetown if you can handle a 20-25 min walk. It's a very central location. The neighborhood is quiet and safe. Grocery stores are walking distance: Safeway, Whole Foods, and Trader Joes is down 14th street. Overall this has been one of my best living experiences and I would definitely recommend you live here.
